foreclosure search

I think that if you trace HAMP to the source you will find this was an invention of the bureaucrats at the Treasury who fooled both the public (and probably Obama, perhaps the new Secretary) and even the banksters. If you read the implementing instructions it becomes clear this is a maze that few can find an ‘approved’ entry to or exit from. Just the ‘dictionary’ was 136 lines with 10 cells on an Excel spreadsheet (190kb). I was looking at the fifth revision.

HAMP did forestall a few foreclosures, but it took jumping through hoops. Only a small sum went to the service folks and the rules were changed quarterly. On the banks side they wanted it to work as it could put off the loss while it was in HAMP. It was badly implemented because it was like that pea and shell game. I got a headache reading through all the ‘rules’ and categories and realized this lacked a hard and fast rule. It was ‘optional’ for the bank and the borrower.

It is fair to blame the banksters for most of the failure, but the Treasury was most at fault and those folks who created it are the crats who are not swept away with a changed administration. These critters do either retire or seek jobs with those who must figure out the rules.

I’m giving Obama and maybe even Timothy a pass on this one.. they had a lot on the plate and let the crats do the chores. Congress is who I’ll blame.. they should have never raised the lending limits that Fannie and Freddie could provide as that’s what sent this bubble aloft. People have to have jobs that pay enough to pay these loans. They did not and even as we see from this tale.. people have tried and can’t due to a host of issues.. but folks… a $2,600@ payment is only part of home ownership. You need a net income of $10,000@ month to service such a debt. Clearly a lot of folks were to blame.

‘Wanting’ this house is not planning so as to afford it. People acted imprudently and now we’re ALL going to pay and pay and pay. The lawyers and banksters never pay, which is why they need to be REGULATED. That is worth getting angry over. Home ownership was never (after maintenance, taxes and insurance) going to appreciate more than 1-2% a year.. if you maintain and update. The whole idea of buying houses that will eat your income to the extent these folks have was NUTS.

Yes it was also a stall tactic, but that’s not a bad thing given the mess we’re all in. Congress are who we need to rail on. Fannie and Freddy need to go away. Local banking isolated from the ‘products’ is what we need back. They worked and worked with the borrower. Today the investors are detached and suckers too.

Moms Making Money

To me, the premise of the show is to mentor amateur chefs as one emerges to be the MasterChef.

Is having a basic blueprint recipe for a dessert really different than the judges walking around, offering advice...in some cases, telling contestants they are doing things incorrectly? In the hamburger challenge, Chef Ramsey allowed the team that was losing to taste the burger of the team that was winning to give them a chance to change things up to cater to the customer (they declined, but were given the chance). In the wedding challenge, they stopped burned appetizers from going out to the guests...again, essentially giving the team that was "behind" to have a do-over and try again.

I have no problem if Whitney followed a basic blueprint of a recipe - for one, that doesn't guarantee results. For another, how do we know that Sharone did NOT look at the recipe?

The final four, by the way, is fine by me. I am not sure exactly why some of these contestants shouldn't be here, while others should be here. You screw up, you are out - let us not forget that Sharone's dish was panned by the food critics. It's not just the dessert that did him in.

Really pissed off at the moment & not sure what to do about it. My mom has this longtime friend/neighbor who the rest of the family has never really liked. My never-talks-shit-about-anybody dad used to refer to this woman as "The Village Voice" for being the neighborhood gossip and always needing to know/get into other peoples' business. I've pretty much always disliked her for being nosy and tattling on me to my mom because one of her kids was in detention with me during high school. Oh and making snide comments to my mom during that time because I'd died my hair purple.

In the time since my dad died, she's done some nice things for my mom like flower arrangements and taking her out to lunch on her birthday and the 1 year anniversary of his death. But she's also made a lot of inappropriate and frankly, mean underhanded comments:

+ When my dad's obituary ran in the newspaper, she called my mom up to tell her that she'd seen it and "Gosh it was rather long."

+ At the reception after his service (where we included the obit in the program and I spoke for the family), she came up and during some general conversation about how to handle the service, made the same comment again about the obit. Everybody else has said how impressed they were with both my writing (I wrote the obit) and my eulogy (which I also wrote). She started to imply that she knew better than my mom about obituaries, like my mom is an idiot who blew too much money on the obit. My oldest (since childhood) friend was standing there, and as politely as I could, my response was "Yes, it's a shame how much money papers overcharge for this sort of thing." She tried to make another snide comment along those lines and as politely as I could I told her "You know, that's really not an appropriate thing to say."

Lately she's been dropping these comments to my mother about seeing my car by the house during the week and when I answered the phone at lunch time one time, she's been on this "what's the Gov doing over at your house?" My mom actually asked me to not be at the house when they went out for the birthday lunch in order to avoid these questions. Which I did because I'd been planning a day trip for that week.

Yesterday they were on the phone and afterwards my mom was like "Well, we'd better clear out the junk in the garage." Not because it's years of accumulated crap and we've nagged her about it. No, apparently Helen Lovejoy has taken it upon herself to drive by the house during the week and "just happened to notice" my car parked out front. And asked about it?! When I heard this, I about blew up - Who the fuck does this woman think she is? I'm sure she's dying to find out that I've lost my job and am staying with my mom, so she can gossip about it. And she's probably pissed that I politely told her off at the service.

I told my mom that we need to clean the garage out anyways, but that this woman's behavior is bullshit. If I had to guess, the junior high antics point towards somebody who's insecure and feels like she has to "prove" her superiority. Her husband's a retired state civil engineer and none of her kids (one of whom is estranged from her) have made it past high school. It sounds fucked up, but my honest reaction is that seeing as how my dad's obit and service pointed out all of his accomplishments and popularity in the community, she's jealous of my mom. Actually when I told my mom that, she mentioned that her doctor (they go to the same doctor) said the same thing to her awhile ago: "She's jealous of you."

If there's time this week to finally pitch all of the accumulated shit out of the garage, I'm fine with doing that. But seriously - fuck this woman and her Gladys Kravitz/Helen Lovejoy antics. I don't even give a fuck what she thinks of me. She's never liked me because I'm supposedly a weirdo with purple hair who gets in trouble at school (hey I'm a weirdo with purple hair who got better grades than her kids and went on university). But seriously FUCK HER for trying to act that way towards my mother. My mom has her faults, but she's a genuinely kind person who's a bit of an introvert and not always socially confident. Oh and FUCK HER for pulling this bullshit on somebody who's in grief after losing her partner of 50+ years. I'm really tempted to go over there and ring the doorbell and be like "I understand you've been asking around about my personal business," but that would totally mortify my mom.

I'm trying really really hard to take the high road, because obviously this woman is full of shit and just jealous of my mom. But I also feel like maybe she needs to be called out on that behavior so she knocks it off. But at the moment ,all I feel like doing is kicking her ass for trying to embarass my mom.

My oldest (since childhood) friend was standing there, and as politely as I could, my response was "Yes, it's a shame how much money papers overcharge for this sort of thing." Making Money Online With

This post originally appeared on the American Express OPEN Forum, where Mashable regularly contributes articles about leveraging social media and technology in small business.

Mobile payments are the logical extension of online shopping; a way for customers to buy what you have while they’re on the go. But the technology has some added perks that make it a powerful purchasing tool for small businesses.

There are a lot of resources and articles out there telling businesses to pay attention to location-based networking or to maximize their social media presences, but there is a lack of information on the monetary benefits of these investments. Mobile payments, however, are a great way for businesses to make money.

It should be noted, there are two related fields of mobile payment: First, using your phone as a credit card in-store, and second, paying while on the go. We’ll be focusing largely on the latter.

Below is just a selection of reasons that small businesses should care about mobile payments. Add your voice to the comments below: Is this just another fad? Are mobile payments still years away? Why has North America been so slow to adopt?

It’s Going to be Everywhere/>

We already use our phones for everything: Calling, texting, surfing the web, video chats (thank you, Phone), and updating our social networks. class='blippr-nobr'>Societyclass="blippr-nobr">society, by and large, has grown accustomed to using phones for daily activities. Why shouldn’t instant purchasing be added to that list?

Total worldwide mobile payments stood at USD $68.7 billion in 2009, according to a study from Telecoms Market Research. That number is predicted to rise by more than 800% in the next four years. Simple, DIY credit card processing solutions, like the Complete Credit Card Solution and Square, have already hit the iPhone market, and more services are expected in the future for all platforms.

Social Impulse/>

Phones are inherently social, and advanced functions like geo-location are making it easier for users to connect with others in their networks to share consumption habits and recommendations. Location-based services, for example, enable users to recommend their favorite restaurants, shops and others venues. And group buying sites like Groupon have expanded the possibilities for quick, social purchases.

By adding a mobile payment option, small businesses can capitalize on these peer recommendations with a purchase. Rather than direct your customers to an online shop site or have them note it down for later, they can instantly buy your product.

Mobile payments take advantage of impulse purchases; essentially when you buy something based on spur-of-the-moment decision making. class='blippr-nobr'>Impulseclass="blippr-nobr">Impulse buys are usually associated with emotional reactions to a product. They are partly why ringtone sales have been so successful. Like a tone? You can often download it instantly with just a couple clicks, no secondary sites necessary. Make sure your customers are able to buy your product the instant they want it.

Micro-Transactions/>

The real heart of small business mobile payments is the micro-transaction. Paying less is generally better than paying more. People are also more willing to pay frequent small payments rather than throw down a lump sum. Using ringtones as an example, more people would pay $1 for several ringtones than shell out $5 in one go for five ringtones.

Small business can follow this trend by selling less-expensive goods online, as smaller goods could be a real hit for the mobile payment crowd. Customers can more easily rationalize those smaller purchases and drive more sales to your business.

Another perk for biz owners is that mobile transaction fees are usually less than credit card fees. Sales through mobile could save you a small amount on every purchase.

Customer Data/>

Mobile payments enable merchants to collect data in much the same way as your everyday credit card purchases. Adding mobile payments to your business can help keep track of customer phone numbers, buying histories, and any other necessary information. Having this extra source of data about customers and their purchasing habits will enable you to offer more targeted and relevant deals, discounts and products to specific purchasers.

Collecting data can be a bit tricky, since it gets into privacy rights and issues (e.g., Facebook privacy concerns), so make sure your business is aware of how you can and cannot use customer information.

Regardless of your purposes, whether it be data, profit, or social loyalty, mobile payments are definitely an area for small businesses to watch.

Today, SocialVest is launching its online and in-store shopping platform that makes it easy for consumers to support non-profit organizations while making purchases. The free service works by rewarding users with cash back for purchases from retailers. Money earned by SocialVest users can then be donated to over one million registered non-profits with the service.

Here’s how it works. Consumers sign-up for SocialVest with their info and credit card details and can then start shopping in its online mall or at physical stores with whom SocialVest has partnered. The startup currently has partnerships with over 500 retailers including Target, Macy’s, Home Depot, Best Buy, Saks Fifth Avenue and Bloomingdales. When the user make a purchase at one of these stores using the registered credit card, SocialVest will give users a cash rebate ranging from 1% to 15% of qualifying purchase prices. Funds are accrued in users’ SocialVest accounts, and can then be pledged to any non-profit.

SocialVest has also partnered with Causes, and will be the exclusive registered credit card shopping partner for the community. The startup, which has raised $500,000 in seed funding, faces competition from CauseOn, Causeworld and Endorse For A Cause.

Use Prepaid Travel Cards to Budget Travel Expenses

Vacation is a time to let loose and have a little fun. It's all too easy, however, to let having a little fun turn into spending way too much. Use prepaid travel cards to keep spending contained, secure, and in budget.

Finance and frugality blog WiseBread shares a set of tips on using prepaid travel cards for safe, secure, and budget-friendly travel spending.

A prepaid travel card is generally usable in the place of a debit or credit card. You can withdraw cash at an ATM, pay for purchases, and make travel reservations. And as the name suggests, you prepay these expenses by loading money onto the card.

It is just as secure as a debit or credit card, since the prepaid travel card is protected by a PIN and/or signature. In fact, some would say that prepaid travel cards are even more secure, since the money is not linked to your bank account and has a limited balance (which limits your exposure).

It can also be a handy tool for budgeting, since you would load only the money you plan on spending for the trip onto the card, which helps you stick to your travel budget.

Check out the full article at the link below for additional tips and tricks including what to look for when shopping for a card like avoiding cards with a cash-out fee. Have your own tips for keeping your money secure and sticking to a budget while traveling? Let's hear about it in the comments.

personal finance planning

When Crepes Bonaparte was first approached by the Food Network to participate in the Great Food Truck Race, in which seven acclaimed food trucks compete for the highest sales in various cities across America (and a grand prize of $50,000), Murcia jumped at the chance to compete against some of the other well-known trucks from across the country. As Murcia puts it, “It was an opportunity to test our abilities against some of the most successful food trucks out there.” Spoken like a true competitor. Of course, arriving on the first day of the competition to be greeted by famed chef Tyler Florence was no doubt an exhilarating experience for the show’s contestants. Murcia recalls, “We were a little nervous because it was a little intimidating. You know…you show up, and there’s Tyler Florence!”

Two of the six Great Food Truck Race episodes have aired to date. The first episode took Crepes Bonaparte and the competition to San Diego, California, where Murcia had his first taste of the challenges that were to come: “We were thrown into an environment of, ‘OK, you’re going to San Diego…GO!’ so it was very rushed to figure out what to do. We were planning literally as we were on our way to San Diego.” Murcia also recalls the challenges met in the second episode’s trip to Santa Fe, New Mexico: “We ran out of food like three times, so we had to keep buying more food! It’s tough to know how many people to prep for when you’re in a place where you don’t know what your sales are going to be.”

One can’t help but wonder how the dynamics were between the contestants off-camera in such a competitively-charged atmosphere while on the show. Murcia explains, “When we were selling, we were competitors. We didn’t talk at the end of the day about who had done what in terms of sales…but we’re all great friends. We all got to try each other’s food, and it was all delicious.”

Also featured on the show as a key member of team Crepes Bonaparte is Murcia’s then-fiancĂ© Danielle. Now married, Murcia jokes, “We spend more time together as a couple than I think any other couple out there.” Despite the long hours logged side by side, the duo works very well together. Murcia explains, “I’m more the numbers, finance guy who has to do all the paychecks, HR, and permitting, and Danielle is very much our marketing and operations person. Because we work so much, it’s a great way to spend that time together.”

Of course, operating a food truck presents its own challenges, television show or not. The most challenging aspect of the business for Murcia is simply working within such a small physical space. Murcia explains, “Dealing with a small kitchen and operating a full service catering business out of here as well is the biggest challenge. We are constantly dealing with never having enough refrigerator space, and having to get creative with how to position things in the fridge and make it work.”

Challenges aside, Crepes Bonaparte has benefited from the exposure gained through the show, if not a few borderline-obsessed fans. Murcia laughs, “We do a farmer’s market in Anaheim, and one lady literally shoved her cell phone in the truck and was like, ‘I have to take a picture of you!’ I thought, ‘Whoa, that’s a first!’ When people come by the truck who have seen the show and say, ‘Oh, I’m rooting for you guys,’ it has made our work environment that much more fun.” Call it irony, but Murcia has yet to watch any of the episodes of the Great Food Truck Race. “I don’t have cable!” he confesses.

Murcia first conceptualized Crepes Bonaparte as an undergraduate student at the University of Southern California. Lacking the big dollars required to open a full fledged restaurant, Murcia first operated Crepes Bonaparte as a catering firm specializing in crepe stations, with the hope of evolving into to a restaurant in the future (catering still comprises 30% of the business). Of course, given the popularity and expansion of the food truck industry over the past few years, Murcia is content with current operations: “As of now, I plan on staying with the food truck, and just seeing it out because it’s still such a new trend. We don’t really know exactly where it’s going…we’re all learning.”

Behind the beret, Murcia is a businessman with a passion for providing customers with crepes just the way they are in France: “simple, cheap, and on-the-go.” Murcia reflects, “Every time I see a Yelp or blogger review about us, I feel like we’ve done that part right. So I think that’s the most rewarding part of the business. Even though I have these ideas of how I want my business to look in my head, the consumer gets it, and it reminds me that OK, I’m doing what I meant to do.”

I've read a lot of stores lately about "credit score enthusiasts" who want to get the perfect credit score or are obsessed with improving their score. While it's certainly better than not caring about your credit score at all, it almost never pays to get a perfect score.

Despite all the stories about the odd ways your score is being used, the reality is that once you have a good credit score, you don't need to obsess about it.

Consider this - if your score is better than 760, then Fair Isaac Corporation, the company that invested the credit score formula; says you get zero benefit from improving it. For mortgage interest rate purposes, a 761 is the same as an 850. For auto loans, the bar is even lower. If you have a score about 720, it's the same as having a perfect score of 850. Visit their site and look in the right hand column - there's a table listing FICO scores and APRs for 30-year fixed mortgages, 15-year fixed mortgages, and 36-month auto loans.

If you are planning on getting a loan in the next year or two and your score is close to the next tier, by all means try to improve it. If you aren't planning on getting a loan and you have a decent score, focus your energies on something else. I assure you that you will get a better return doing something other than obsessing about your credit score.
